What this service is, what it is not, and the conditions attached to claiming an entry.
Who we are
This site is in development and is provided free, with no warranty. No company operates it yet; when one does, it will be named here. It is not a licensing authority, not a government agency, and not affiliated with any government body. The same is true of Department of Construction. The seals used on these pages are our own marks and are not government insignia.
We compile records that federal, state and county bodies publish. We do not issue licences, grant permits, register plats, determine flood zones, or decide any question those bodies decide.
What the records are
Reports assemble what public registers say about a property at the time we read them. Registers disagree with each other, lag behind reality, and sometimes contain errors. We show the disagreement rather than hiding it, and we say when we hold nothing at all instead of returning a blank that reads like a clearance.
Nothing here is a substitute for a title search, a survey, a jurisdictional determination, an elevation certificate, a professional inspection, or legal advice. Parcel outlines are approximate boundaries drawn from county tax records and are not surveys.
A finding is a starting point for due diligence. Acting on it without the professional step it points you toward is your decision, not our advice.
Claiming an entry
When you claim an entry you confirm that you are authorised to act for that business. A licence number is not proof of authority: the person holding a card and the qualifying agent named on a licence are often different people, and both may be different from whoever runs the company.
Every licensed business already has an entry built from the public register. We record your claim and compare the licence number you give with the state register. If it does not match what you told us, we will tell you what we found rather than guessing which of you is right. Nothing you add to an entry is published until you add it.
Claiming an entry you are not authorised to claim, or submitting a licence number that is not yours to use, ends the claim and any listing that came from it.
What you add to a claimed entry — counties covered, work that never reached a permit register — is yours, and you are responsible for it being true. You keep ownership of it and can ask us to remove it.
Using the site
You may read reports, share them, and use them in your own due diligence. You may not scrape the site in bulk, resell the compiled records as a dataset, or present them as your own product.
The underlying public records belong to the bodies that publish them, and anyone may obtain them there. What we ask you not to take is the assembly — the joining, checking and coverage work that turns sixty-seven counties of mismatched formats into one record.
Do not use the site to harass anyone, to misrepresent a business, or to imply that we endorse or rate anybody. We publish counts and dates and we do not rate businesses, so any claim that we have is false.
The legal part
The service is provided as it is. We work hard on accuracy and we describe our coverage honestly, but we do not warrant that every record is complete, current or error-free — the registers we read are not, and we will not pretend otherwise.
To the extent the law allows, we are not liable for losses arising from reliance on a report, from a register being wrong, or from the service being unavailable. Nothing here excludes liability that cannot lawfully be excluded.
These terms are governed by the law of the State of Florida.
We may change these terms. The date at the top changes when we do, and material changes will be described rather than made quietly.
