Privacy notice.

What we collect, what we publish, and the difference between a record about a property and a record about a person.

The short version

Three promises, and what they mean.

Property-keyed, never person-keyed

Our records are organised by parcel. You can look up a property and see what the public registers say about it. You cannot ask us for everything we hold about a named person, because we do not assemble that.

The register first, your details only if you add them

Every licensed business has an entry from the public register. Claim it to correct the record. A person reads every claim. A licence is checked against the state register before a name appears beside a report.

Counts and dates, never a rating

We publish what is in the record: permits named, licences held, dates they were held. No stars, no score, no ranking. A score would be our opinion of a business, and that is not ours to give.

We do not sell personal information

We do not sell, rent or trade the details you give us on a form, and we do not pass them to advertisers.

Public records

Most of what we publish was already public.

Parcel, permit, licence, flood, contamination and historic records are compiled from federal, state and county registers that publish them under Florida public-records law. Assembling them does not make them ours, and it does not make them private. Where a register names a person — a licence holder, a permit contractor, an owner of record — that name came from the public register and remains attached to the property record.

If you believe a public register holds something incorrect about you, the authoritative fix is with the body that publishes it. We will tell you which body that is, and we will correct our copy once theirs is corrected.

Every licensed business has an entry built from the public register: the licence, trade, city, county and status the state publishes, with the date we read it. We do not publish the street address. Anything a business adds itself — contact details, photos, specialties — appears only after it has claimed the entry and added it.

What you give us

What we collect, and where.

These are all the places the site takes information from you.

Claiming an entry

On a business’s own page: your name, email and the licence number you give, and optionally a phone number and a message. We use these to find the record you are claiming, compare the licence number with the state register, and reply to you. If you tick the box, we also send a QR code linking to your entry.

News and new records

Your email, and nothing else. Used only to tell you when a county, permit register or record set goes live. Every email carries an unsubscribe link.

Registering a business yourself

On the Department of Construction’s register your business page, for a business in any US state: business name, state, and if you give them, county, city or town (chosen from the Census list of places in that county, or “rural / unincorporated”), trades and services; each licence, certification or insurance you list (number, issuing state, the trade it covers, insurer or certifying body, expiry); your name and email; and optionally a business phone and website. We check each licence against the state register where we hold it and record what we found. A person reviews every registration. Nothing is published until it has been reviewed and you have ticked the box for that item: the listing, your city, your phone, your website and each credential are separate boxes, all unticked to start. Your email is never published. The registration is kept in our own records and a copy of it is emailed to us through Formspree for review.

Changing or removing a registration

To change what is shown, or to have a registration removed, write to us from the address you registered with (see Asking us something, below).

Claiming an agent licence

On the agent register’s claim page: your licence number, your name as licensed, your email and, if you give them, a phone number and a message. We compare the name with the state licence register and note whether the licence is current, and a person reviews every claim. Once a claim is approved, the agent can sign in with that email and add a phone, email, website, short bio, the counties and property types they work, and a brokerage if it differs from the state register’s. Each item has its own switch, off to start; the state register’s brokerage is always shown, and a declared one appears beside it, labelled as the agent’s. Claims reach us through Formspree as well as our own records.

A claimed business’s own details

Once a person has approved a claim, the business can sign in with the claim’s email and add details the state register does not carry: a business phone, email and website, a short description, specialties, where it works (nationwide, statewide, or chosen counties, in its own words), years in business, the insurance it holds, and a logo. A logo is re-encoded when it is uploaded, which removes hidden data such as camera details, and it is kept private until the business switches it on. Each item has its own switch, off to start, and only switched-on items appear on the public page, labelled as added by the business. We do not hold insurance records; declared insurance is shown with a note saying so. The business can change or remove any item at any time.

Viewing a business’s page

When a business’s page is opened, including by scanning its QR code, we record the page, the time, your IP address and your browser’s user-agent string, and how you arrived (for example, from a printed code). We use this to count views of each entry. We do not use it to identify you and we do not sell or share it.

Accounts, reports and photos

Signing in uses your email address. Buying a report is handled by Stripe, which collects your payment details; we never see your card number. A business that has claimed its entry can upload photos of its work with the job’s address: we keep the original privately, and the published copy has its location and camera data removed. The address is not published.

A record of who submitted what

When you upload or remove a photo, upload a logo, submit a claim, save a business’s or an agent’s details, register a business, or file an appeal, we record the time, the email address of the account (or the one you gave), your IP address and your browser’s user-agent string. This is a security record: if a business says a change was not made by them, it lets us tell whether it came from their account as usual. It is never published and it is not used for anything else.

The property assistant

Signed-in testers of the property assistant send it questions. To answer, the question and the property records it looks up are sent to Anthropic, the company whose AI model writes the reply. We keep each exchange: the account, the question, the answer, the property looked up, the time, your IP address and your browser’s user-agent string, with any opinion you give on the answer. We use this to check answers against the records they came from and to see what the assistant gets wrong. It is never published.

Address searches we could not answer

When an address search finds nothing in the property records we hold, we keep exactly what was typed, with the time and how many results came back, so we can see which addresses people look for that we do not hold. We do not keep your IP address with it.

Appealing a suspension

If a business’s page is suspended, the owner can appeal. We keep the explanation exactly as written, with the email address and time, and send a copy to ourselves through Formspree so a person can read it. It is never published. Reinstatements are recorded as fully as suspensions.

Consent to these terms and this notice is a separate, unticked box on every form. The newsletter is also unticked by default. We do not treat a form submission as consent to anything you did not tick.

Other services this site uses

Who else sees anything.

Google Fonts. These pages load a typeface from fonts.googleapis.com and fonts.gstatic.com. That request discloses your IP address and browser details to Google, as it does on any site using the service. We receive nothing from it.

Formspree. The news sign-up on the register page, the claim form on a business’s own page, the agent claim form, and the self-registration form, are sent to Formspree (formspree.io), which forwards them to us as email. Formspree receives what you type into those forms; for the news sign-up it also receives your IP address. When a business’s or an agent’s own text trips our language check, the save still goes through, and the flagged words, the field and the page they are on are sent to us through Formspree so a person can look at them. We may switch a field off; we never rewrite it. A claim made on a business’s own page is also kept in our own records.

Account emails. When a claim is approved we send the claimant a one-time link to set a password, and a reset link if they ask for one. These emails are sent through our email provider, Resend (resend.com), which receives the email address and the message. Until that service is switched on, the link is sent to us through Formspree and a person forwards it to the claimant.

Stripe. If you buy a report, Stripe (stripe.com) handles the payment and receives your payment details and email.

Anthropic. Questions asked of the property assistant, and the property records used to answer them, are sent to Anthropic (anthropic.com), which runs the AI model that writes the reply. Nothing else on the site is sent to them.

Mapbox. Map pages load map tiles from Mapbox (mapbox.com), which discloses your IP address and browser details to them.

Hosting and database. The site is served by Vercel and its records are stored with Supabase. Both keep standard server logs, including IP addresses, for security and troubleshooting.

There is no advertising pixel and no third-party analytics script. The site sets a cookie only when you sign in, to keep you signed in. Views of a business’s page are counted on our own server, as described above.

Your choices

Correcting, or being left out.

Correct your entry. Claim it and tell us what is wrong. If our copy differs from the public register, we will say which is which rather than quietly overwriting one with the other.

Unsubscribe. One click, in any email we send.

Ask us to delete what you gave us. Write to us and we will delete the details you submitted on a form. We cannot delete a public record that a state or county register publishes — that request goes to the register, and we will point you to it.

Depending on where you live, you may have further rights over personal information, including access and deletion. Ask us and we will tell you what we hold that came from you.

A record about a property is not a record about a person.

The distinction is the whole design. Parcels have histories that are public by law. People have privacy that is not ours to spend. Where the two meet — a name on a permit, a licence on a job — we publish what the register publishes, and no more than that.
