What this holds
The state licenses people and companies together in one file. Alongside 457,917 individual licences — sales associates, brokers, broker associates and instructors — it holds 38,490 brokerages, branch offices, partnerships and school locations.
We show the licence type on every entry rather than calling them all agents, because a brokerage is a legitimate thing to look up and a misleading thing to label.
Every record carries the county written on the licence. That is where the licensee registered, not the area they work, and we hold no address to check it against — so we publish it as what it is and say so.
25,779 records give an address outside Florida entirely. Those say Out of State rather than showing nothing, because that is an answer.
Two files, two dates. We show both.
The names and licence types come from a later pull than the statuses do. Rather than average them into one reassuring date, each search says which half was current when. 3,083 licences appear in the newer file and not the older one — those show no status at all, because a gap on our side is not an inactive licence.What's behind it
